Although the street is named Barão de Ipanema, the neighbourhood is Copacabana. The brochure indicates about 250 metres to the promenade and eight minutes to the metro, mentioning Cantagalo/Copacabana and Siqueira Campos as transport references. Consult the map for your route.

Single Studios range from 31.15 to 35.56 m²; Double Studios offer 58.60 and 70.22 m²; Gardens have 48.37 and 78.80 m². The brochure also presents a one-bedroom option for the 58.60 m² layout. Explore the original drawings before deciding.

Garden Studio 203 combines 31.15 m² indoors with 17.22 m² outdoors, totalling 48.37 m². Garden Double Studio 202 has 58.60 m² indoors plus 20.20 m² outdoors, totalling 78.80 m². This distinction avoids treating the whole area as enclosed space.

The 58.60 m² plan is presented in two versions: Double Studio and a one-bedroom option. The 70.22 m² Double has its own drawing. These names describe layouts; they do not establish two separate titles, separate sales or independent occupancy rules. Confirm the selected option in the sales documentation.

The campaign presents 36 residential studios. The brochure distinguishes Singles, Doubles, Gardens and a 90.57 m² ground-floor retail unit. The retail space is not part of the residential range of 31.15 to 78.80 m². Garden units 202 and 203 include outdoor space in their total areas.

The rooftop brings together a pool, social terrace, pool bar, sauna and gym. Its plan also identifies a shower, laundry and accessible WC. Spaces serve different purposes: spending time outdoors, meeting, exercising or relaxing. Renderings show the concept; the plan shows how spaces connect.

Blue tones, perforated elements and the rhythm of balconies define the façade. Estúdio Tupi is responsible for the architectural, façade and interior concept; Mario Bands develops the artistic concept and the lobby and rooftop panels. Architecture and art belong to the same proposal.

The brochure presents short-stay operation and professional Charlie management as parts of MO.dO’s concept. Confirm management scope, costs, furnishing, personal use and applicable rules. Do not assume the acquisition price includes furniture, operating services or a management contract.

The initial payment is 15% of the total price, followed by 29 monthly payments, four half-yearly payments, one one-off payment, the balance and a 37th payment. Dates below reproduce the schedule.
